No house :(

It was listed at 139K
We offered 130K, seeing the house need maybe 3K of exterior work (we aren't
sure of the cost) and there may be other work needed that would turn up in the inspection - the house is 20 years old and wooden. The sellers countered back at 139K.

Oh well.

I'm sorry to hear that, but it sounds like the sellers are determined for that price. Sadly, something that doesn't help you is that CNN announced home sales where up in September just the morning. That will make folks hold their property to see if they can get a better offer.

House buying is one of the most stressful thing one can do. Good luck!!! Just remember, no matter how great a house looks to be the Dream House, there is probably something a bit different and better in other ways later on, if you happen not to get this one....

139K would be a steal around here...or a 2-room rat trap. I know it's all relative, but wow.

I'm sure you know this already, but a friend gave me this advice when we were looking: there's more than one dream house out there. I'm sure you'll find something you all like.

You were right though -- if problems are visible, the inspector would have turned up more problems with that house.

That's the Poconos. Bergen County, NJ basically has very little under 300K in houses. Our condo is at least 200K (2 bedroom, 2 bath under 1000 square feet)
