I am not sure how much flooding would affect us. We are in high ground for our area. We didn't get flooding during Hurricane Floyd in 1999 - although we had the screw up in phone service because the phone company building got flooded. My MIL gets flooding in her basement when it rains a lot - it isn't a lot and she doesn't keep anything valuable in the spots that flood. But she has a roof leak now and is worried insurance would give her a hard time with a flood - she had a sewer pipe backup from being blocked by a tree root and flood her basement (which is gross) and claimed that on the insurance.
